Kay Finance structured the LP equity on this transaction. It was designed as a typical JV structure with an aggressive promote negotiated, maxing out at a 50/50 promote. This was a nice match with an experienced senior living operator and an LP investor with minimal experience investing in the asset class. Both sides seem to enjoy the deal process and have since maintained a programmatic relationship.
